第10条（契約の解除）
乙に次の各号の一に該当する事由の生じたときは、何らの通知催告を要せず、甲は本契約を解除することができる。
(1) 賃料の支払いを３カ月以上怠ったとき
(2) 第８条に違反したとき
(3) 無断で本件建物から退去したとき、または正当な理由なく2ヶ月以上本件建物を使用しないとき
(4) その他本契約の条項に違反したとき

Article 10 (Termination)
If grounds corresponding to one of the following items have arisen on the second party, the first party may terminate the contract without giving any notices or issuing any demands.
(1) When it has failed to perform rent payment more than three months.
(2) When it has violated Article 8.
(3) When it has evacuated the building without notice or when it has not used the building without reasonable excuse more than two months.
(4) Or when it has violated an article of the contract.

In the case that Party B happens to falls under one of following events, Party A may terminate this Agreement without requirement of any further notification.
(1) When payment of rent has been neglected more than three months
(2) When in violation of Article 8
(3) Leaving this building is without notification, or building is not in use for than two months without valid reason
(4) Failing to comply with any article of this Agreement
In the case that Party B happens to falls under one of following events, Party A may terminate this Agreement without requirement of any further notification.
(1) When payment of rent has been neglected more than three months

(3) Leaving this building is without notification, or building is not in use for than two months without valid reason
(4) Failing to comply with any article of this Agreement
