本事案について、案件そのものとしては決して悪くありません。問題は、権利者が多く介入し且つ数多くの不動産会社が事案売買を模索していたことから、非常に複雑な流れになっていたものです。権利金の当初の額からして手を付けるべき事案ではないと私は判断していました。しかしどうしても確保したいとする要望に応じ、先方への打診をしたことから先方が主導権を持つ結果になったものと思います。 手付金については、不動産売買の商慣習として非常にスタンダードなやり方です。問題は相手側が勝手にコントロールできないように、どうやって法的拘束力を持たせるかにあります。一般的に権利売買が伴う不動産売買は日本では弁護士を介入させます。（行政書士、司法書士ではありません）契約調印時、自社の顧問弁護士として立ち会うケースも多々あります。そうすることにより契約の強制力を増すのが通常のやり方です。十分に信頼できる相手に対しては、リーガルチェック済契約書面として提出するのが一般的です。

Based on the way of the Kumamoto business, case, I myself summarized my idea about the future strategy and anticipation for Japanese real estate business.
(1) Concerning Kumamoto way of business:
This idea is not basically bad. The problem, however, is that the whole business affair became very complex because too many interested persons joined and many real estate agents searched their profits for it. I was thinking from the first not to join this business due to the initial extraordinary expensive premium. Due to a strong desire to get it from someone on our side, however, I was obliged to begin transaction wit the seller. As a result, I think they came to take the initiative for this transaction.
Deposit handling is a very common and standard business custom at usual real estate brokerages. The important point is how to endow authority for it so as not to make the other party do as they like. Generally in Japan, a lawyer is employed for real-estate a sale that accompanies an option contract: not a notary public or judicial scrivener.
The lawyer takes his part on contract assignment as the corporation lawyer.
In this way the authority of the transaction is generally maintained. For a reliable transaction partner, you can usually only propose a legal check contract document.
