第３条（賃貸借期間）
賃貸借期間は2010年6月1日より2030年5月31日まで満20ヵ年とする。

第４条（賃料）
賃料は月額金2万円とし、毎月末日までにその翌月分を甲に持参または甲の指定する銀行口座に振り込んで支払うものとする。ただし、１ヶ月に満たない月の賃料は日割計算とする。

Article 3. The Lease Period
The lease period shall be the full 20 years, from June 1st, 2010 to May 31st, 2030.

Article 4. The Rent
The rent shall be JPY 20,000/month, and such amount shall be either paid through personal delivery to the lessor, or through wire transfer to the lessor's bank account. Provided, however, the rent for the month where the lessee had occupied the property for a partial month shall be prorated based on the number of days occupied.
