TAXES & INSURANCE – Real Estate taxes and government assessments shall be for the account of LESSOR. Either party to this Contract of Lease may at his option and interest, secure an appropriate insurance policy over their respective insurable interest on the premises subject to this lease and in case of occurrence of the event insured against, either partial or total loss or damage, neither the LESSOR nor the LESSEE shall be personally liable therefore so much so that the party who decided not to secure any insurance policy shall shoulder his own damage and the other party shall be free of any such liability.
税金と保険:固定資産税と政府評価は賃貸人が負う。本賃貸借契約の何れの当事者も自由選択と関心によってこれを行ない、本賃貸借に従う条項の各被保険利益に関して、適切な保険契約を確保するものとする。保険事故が起きた場合、全部もしくは一部の損失、損害に関して、賃貸人も賃借人も個人としての責任を負わない。従って、いかなる保険契約も確保しないと決めた側は自らが損害を負わねばならず、相手方当事者にはいかなる法的責任も生じない。
