TAXES & INSURANCE – Real Estate taxes and government assessments shall be for the account of LESSOR. Either party to this Contract of Lease may at his option and interest, secure an appropriate insurance policy over their respective insurable interest on the premises subject to this lease and in case of occurrence of the event insured against, either partial or total loss or damage, neither the LESSOR nor the LESSEE shall be personally liable therefore so much so that the party who decided not to secure any insurance policy shall shoulder his own damage and the other party shall be free of any such liability.

税金と保険―固定資産税と政府評価は、賃貸人方にあるものとする。本賃貸借契約の両当事者とも、
本賃貸借に従属する根拠に基づいて、各自の被保険利益に対して適切な保険契約を、自らの選択と自らの利害に基づいて、請け負うことができる。それに備えて保険をかけられた出来事が発生した場合には、賃貸人であれ賃借人であれ、部分的であれ全体的であれ、何れの損失も、また、何れの損害も、
個人として、無責任であるものとする。それ故、然り而して、何れの保険契約も請け負わないことを決めた当事者は、自らの損害を引き受けるものとし、相手方は、いかなる責任からも免れているものとする。
